A clear process separates early estimates from verified assessment and keeps you informed as the application moves toward settlement.

Mortgage broking is not a single product search. It involves understanding your needs and financial position, checking relevant lender policy, comparing eligible options, explaining the recommendation and helping manage the application.
The detail varies by application. Loans West will tell you what is needed at each stage and where another professional—such as a lawyer, settlement agent, accountant or financial counsellor—has a separate role.
1. Discover
Discuss the goal, timing, property or current loan, household position and priorities. Early figures are scenarios until information is complete and verified.
2. Prepare
Collect identity, income, expense, liability, deposit or equity and property information relevant to the application. Resolve inconsistencies and clarify the loan purpose.
3. Research and compare
Loans West considers eligible options available through current accreditations and weighs policy fit, cost, features and stated priorities. It does not compare every lender or product in the market.
4. Explain the recommendation
Review relevant options, assumptions, costs, conditions and trade-offs. Ask questions and confirm that the information provided is correct before deciding whether to proceed.
5. Apply and respond
With your authority, the application is submitted to the chosen lender. Further questions, documents or valuation steps may follow. The lender makes the approval decision.
6. Complete and review
Read and accept loan documents only when satisfied. Loans West helps coordinate lending readiness for settlement and can assist with later review points as circumstances change.

When does a lender see my application?
After the information and proposed option have been discussed and you authorise an application. Loans West should explain the intended lender and application before submission.
Who decides whether the loan is approved?
The lender. Loans West can assess, prepare and support the application but cannot guarantee or issue lender approval.
Who gives contract or tax advice?
Use a lawyer or settlement agent for legal and conveyancing advice and a qualified tax adviser for tax matters. Mortgage broking is credit assistance and does not replace those services.
