Guide · Application preparation

A cleaner home-loan application starts with consistent documents

Use this checklist to prepare the usual evidence, then follow the tailored request for your lender, income type and loan purpose.

Home-loan notes, plans and reading material arranged on a desk

There is no universal document pack for every home loan. A salaried first-home buyer, a self-employed applicant, an investor and a refinancer can face different requirements. The lender may request more information after reviewing the application.

The aim is to provide legible, current and complete records that tell one consistent story. Do not alter documents or omit material liabilities or expenses. Ask how sensitive information will be collected and shared.

Before you send any documents

Ask for the current Credit Guide early, then read and complete the application privacy consent before sharing identity or financial records. Luke will confirm the documents needed and the collection method for your application.

Do not put account numbers, identity details or financial documents in the website enquiry form. If a document request or recipient changes unexpectedly, confirm it with Luke using his known contact number before sending anything.

Identity and personal details

Prepare current identification and accurate personal, residential and employment history. Name differences across records, expired identification or recent address changes can create follow-up.

  • Requested photo and supporting identification
  • Current contact and residential details
  • Relevant visa or residency evidence where requested
  • Clear explanation and evidence for any name variation

Income evidence

Income evidence depends on how you earn. Recent payslips and transaction records may be relevant for employees. Self-employed applicants may be asked for business and personal tax records, financial statements or other evidence under the lender's current policy.

Also disclose variable, rental, government or other income accurately. A lender decides what portion it will accept and what history it needs.

  • Current employment and base-income evidence
  • Evidence for overtime, bonuses, allowances or commission where relevant
  • Business and tax documents requested for self-employed income
  • Lease, rental statement or other evidence for rental income where applicable

Deposit, savings and source of funds

Show the funds available for the deposit and costs, including the account history a lender requests. Gifts, asset sales, grants, equity or borrowed contributions may require additional evidence and can be treated differently.

Keep a clear trail for transfers. Large unexplained deposits or movement between accounts can delay assessment.

Debts, limits and household expenses

List home, personal, vehicle and study debts, buy-now-pay-later facilities, cards and other credit limits. The declared position should match statements and credit-file information. A zero card balance does not necessarily mean the limit is ignored.

Provide a realistic view of recurring and irregular household expenses. If a figure is unusual, keep the supporting context ready.

  • Statements or current details for every liability
  • Credit limits as well as outstanding balances
  • Child support or other recurring commitments where relevant
  • A reasoned household-expense summary

Property and loan-purpose documents

For a purchase, provide the complete signed contract and all annexures as soon as available. A construction application can require land details, plans, specifications and the building contract. A refinance needs current statements, payout information and details of any additional purpose.

Do not describe investment, personal, construction or debt-consolidation funds as something else. The purpose affects assessment, documentation and how funds may be controlled.

Complete a document quality check

Use complete PDFs or clear images showing the account holder, period and all pages. Avoid cropped screenshots when formal statements are available. Check that documents are current on submission and respond promptly if refreshed evidence is requested.

  • All pages present and readable
  • Names, dates and account identifiers visible
  • Protected file formats checked with Luke before sending
  • Document collection method confirmed for your application, with no unprotected public links

Frequently asked questions

Questions, answered clearly

General answers are a starting point. Your lending options depend on your circumstances.

Exactly which documents will my lender need?

Requirements depend on the lender, application, income type and purpose. Loanswest can provide a tailored list after understanding your circumstances, and the lender may request additional evidence during assessment.

Can I use screenshots of bank transactions?

A lender may require formal statements, transaction exports or a particular digital verification process. Screenshots can omit dates, ownership or pages. Use the format requested for the application.

What documents do self-employed applicants need?

Policy varies. Possible requirements include personal and business tax returns, notices of assessment, financial statements, business account statements or other current evidence. Do not assume a shorter-document pathway is available or suitable.

How should I send sensitive documents?

Complete the application privacy consent first, then use the collection method Luke confirms for your application. Do not send financial or identity records through the website enquiry form or unprotected public links. Verify unexpected changes to the recipient through a known contact number. See the privacy page for website collection information.
